The primary purpose of the Engineering Due Diligence Evaluation was to identify visually apparent deficiencies in the building and site. The evaluation included site visits to observe the building and site systems, interviewing building management and maintenance personnel, and reviewing available maintenance systems, design and construction documents and plans, and public records.
This Engineering Due Diligence Evaluation was completed in connection with an acquisition and has been conducted in general accordance with industry standards and the American Society for Testing and Materials (ASTM) Standard E 2018-08 Standard Guide for Property Condition Assessment: Baseline Property Condition Assessment Process. We performed a visual non-destructive assessment of the interior, exterior and site components of the Property, including the following major components and systems.
The data generated is used to project future expenditures, establish priorities, make requests for additional funding, better connect current capital investments with future on-going operations and maintenance liabilities, and generally position an owner to fund the management of their portfolio at the right level.
